UCM06/ETH01 working with ping, but no applications, why?

Hi,
I have an existing Comfort Pro alarm system installed in 2006 which has been working fine.
I have started to upgrade by adding a UCM06 (5.212) and ETH01 daughter boards Tibbo Net Module (Plug-in Ethernet Board for UCM05 C020820) to get access and change the programming of zones etc, there was no other comms access RS232 etc which is why I started here.

UCM settings;
UCM cable plugged into JP2 on UCM06.
It plugs into “RS485” 4 pin header (J6) connector on the PCB
SW8-f shorted only, all others removed,
SW2 - A,B,C shorted, all others removed – ID1 (no other UCM), if I try UCM IDs 2 to 8, communications failure will be reported as expected.

UCM Ethernet LED Indicators;
D10/Green continuous, D9/Red flashing very fast, RDY/green on continuous, D102 on continuous, D104/red is off, D103/green flashing twice, then off, twice then off etc con, all other LEDS off.
Connection is Closed? seems to be the error, How can I correct this?
PP2 short removed, firmware cables not installed.

Connecting to laptop with RJ45/straight cable. Will add to home network once working.

I can only ping UCM06/Eth01 169.254.143.109, but cannot browse it in DS Manager 3.12, Wizcomfort or Configurator ( Comfigurator > Modules > UCM’s is set to 1 by default) to change the config/IP address to match the home network.
Can you help advise where I should start to troubleshhot this?
I have downloaded UCM manuals etc, but not found a way through this yet.

Comfort 1 Pro Controller U1 Firmware (04.209)
ADM01 - Aux Distribution module PC01-039A
LEM03-M2 - 16 Local Expansion Module inputs/outputs PC01 - 001E Rev E
Rang Cytec and they advised ordering a UCM Eth01 above.

you should connect the PC LAN port  to the ethernet port of the UCM/Ethernet using a cross cable. A straight cable should be used when connecting the UCM/Etherner to a router or switch.

When you connect the UCM/Ethernet direct to the PC,m the PC IP address must be configured as a fixed IP address in the same network as the UCM/Ethernet, because the default configuration on the PC is "assign IP address automatically" wnen connected to a network

Hi, correct on the cable, wrote it incorrectly, I could ping when crossed cable was used for direct connection.

I change my laptop to match the address range as you suggested and it worked, could enter and change IP address, it is now working on home network as well.
